What new build projects are there on Mallorca?

But beware:
If you want to build a finca on a vacant plot, you may have to make some compromises. Very spacious plot? Yes. Five to six bedrooms or a spacious guest house? No. An amendment to the law "Decreto Ley 9/2020 de medidas urgentes de protección del territorio de las Illes Balears" by the island government in May 2020 brings with it some restrictions on house and pool sizes. To counteract the disproportionate oversizing of houses and conserve water resources.

For example, the constructed area has been reduced from 1,500 m³ to 900 m³. This maximum enclosed space applies to the main house, outbuildings and garages. In short, the sum of all buildings on the property.

Only 1 pool with a maximum surface area of 35 m² and a capacity of 60 m³ is permitted per property. A separate children's or guest pool is therefore a thing of the past.

Unless the law is changed again, many people will probably only be able to fulfil their dream of "lots of land and lots of house" with existing properties. As a result, it can be assumed that prices for legally built fincas in attractive locations will (continue to) rise.

Current development of prices for new-build properties in Mallorca until 2024

In September 2024, the average price per square metre for a new-build property in Mallorca is around 8,400 euros.

Compared to the previous year, newly built but already completed houses and villas in Mallorca have become slightly cheaper (approx. 2.5%). Existing apartments and houses and villas, on the other hand, have each become around 8% more expensive. The price of new-build apartments rose by around 1.5% in 2024.

How high is the price premium in 2024 for a new build property in Mallorca compared to an existing property?

Interesting developments can be observed in the prices of new-build properties in Mallorca, depending on the type of property. At the beginning of 2024, the price premium for newly built apartments is just under 30%. In the previous year, it was still around 36%. For newly built villas and houses, the price premium will be around 40% in 2024 compared to 56% in the previous year.
